This title search covers activity from the last deed filed of record through the current certification date of the county. An updated search is included at no additional cost if ordered within 45 days of the original report date.
This report includes:
- Legal description searched, taken from what is filed of record.
- Vesting Deed.
- Open voluntary and involuntary liens and associated instruments filed on the subject property.
- Ten-year search of owner names for unreleased state and federal tax liens, child support liens, and abstracts of judgments in the county searched.
- Five-year search for pending bankruptcies filed in the state where the property is located.
- Five-year search for pending civil cases that may affect the subject property; only a docket sheet will be provided. If records are not able to be searched, this will be noted.
- Search of the probate and divorce records; only a docket sheet will be provided. If records are not able to be searched, this will be noted.
- Report is delivered as a single PDF with hyperlinked document copies.
- One updated search available upon request within 45 days of the original report date at no additional cost.
